Broadend Road

This was the first ever property we purchased at auction! We completed on the sale in December 2018 for £104,000. It was in a bad way it had been empty for quite some time and had also had squatters living in there too. We decided to wait before starting the works as the property can’t be sold within 6 months. With hindsight the project took much longer than anticipated due to a delay with the utilities. We didn’t market the property until late Summer and with there being so much uncertainty due to Brexit, a failed sale and then Christmas it took us until January 2020 to complete the sale of this one.

We learnt so much on this project and can take all this knowledge onto the next one.

 

So this is what we bought….

With lots of vision and determination we turned this into a modern home for someone to live in.

Our next flip - We came across this one after our details were passed to the owner from the Empty homes officer at the local council. It had been empty for over 10 years and was the owners former mothers home so had sentimental value to her. We agreed a purchase price and completed in January 2022. We were originally going to let it as a single let, but house prices were rising so fast we decided to sell it on as the numbers did not work for keeping it to let out.

We did the refurb and put it on the market in Summer 2022 not the best time to market a property. But we had lots of viewings and agreed a sale in September. It completed in December.

It was a pretty straight forward refurb but there were a few surprises along the way when we gained access to the sheds they were full of tins of food!
